End of tenancy cleaning price list 2026
These are fixed 'from' prices for a property in normal lived-in condition, covering the kitchen (cupboards inside included), living room, bedrooms and one bathroom:
- Studio flat: from £100
- 1-bedroom property: from £120
- 2-bedroom property: from £140
- 3-bedroom property: from £160
- 4-bedroom property and larger: from £180

How room-based pricing works
Rather than guessing from bedroom count alone, the price is built from the rooms your property actually has: £35 per kitchen, £35 per bathroom, £30 per living room, £20 per bedroom, £10 per hallway or study and £15 for a conservatory, with a £100 minimum job price. That's why a two-bed with one bathroom and a two-bed with three bathrooms don't cost the same — and why you shouldn't compare quotes on bedrooms alone.

Add-on prices: appliances, carpets and windows
- Appliance cleaning: from £10 each — single oven £15, double oven £30, hob £10, extractor £10, microwave £10, fridge £15, freezer £15, washing machine £15, dishwasher £15, tumble dryer £15
- Carpet cleaning: from £18 per carpeted area (hot-water extraction); rugs from £15
- Interior windows: from £20 across the property; exterior windows from £20 where safely reachable
- Upholstery: sofas from £20 (one-seater) to £45 (five-seater or L-shape); mattress steam cleans from £10
- Curtains and blinds: from £7 per set of curtains, £5 per blind
Compare like for like
A cheap headline price that excludes the oven, appliances and carpets usually ends up dearer than an honest fixed price. Before comparing two quotes, check both include the same items — the oven especially, since it's the most-flagged item at every checkout.
Why quotes vary between companies and cities
Prices track labour time: more bathrooms, heavy grease, pets and post-party carpets all add hours. Location plays a part too — central London commands higher prices than the national average, which we cover in detail in our London cost guide. Hourly-rate cleaners can look cheaper per hour, but the bill is open-ended; a fixed price puts the overrun risk on the company instead of you.
